Park City was incorporated in 1884 and due to a strong focus on heritage preservation, Historic Old Town is an undeniably quaint and charming old mining town with countless structures in tact. Enjoy the preserved historic buildings and homes that were once miner's shacks, as you stroll to it's many fine dining and shopping options along Main Street and Park Ave. This area is bustling year round. Get your fill of culture and entertainment during the famous Sundance Film Festival every winter, and in the summer enjoy our many farmer's markets and art festivals as well as the free outdoor concerts hosted at our local ski resorts. Real estate in Park City proper will always be the most desirable area due to it's charm, history, walkability and scarcity, and therefore will always hold a premium value.

Just outside Park City town limits lies the Snyderville Basin. This area was the pioneer community of Snyderville, named for Samuel Comstock Snyder, a Mormon pioneer who opened a sawmill here in the 1850s. Still referred to as (and considered) Park City, this area consists of everything in the 84098 zip code. The municipality is Summit County, not the town of Park City.
Many full time residents live in this area. Neighborhoods here each offer a different vibe and include; Park Meadows, Canyons Village, Silver Springs, Sun Peak/Bear Hollow, Kimball Junction, Silver Creek, Trailside, Pinebrook, Jeremy Ranch & Summit Park.
A vehicle is not necessary to get into town as most of these neighborhoods offer stops with free transportation in and all around Park City & the Snyderville basin. They are also all connected by the beloved Rail Trail, a 28 mile paved bike path that runs from Park City all the way out to Echo Reservoir.
The beautiful Jordanelle Resevoir is just past Park City and is a summer playground. This has been an extremely popular place to invest in real estate as there are a mecca of new, luxury communities. There is something to fit everyone, including but not limited to; ski in/ski out opportunities at the newly expanded Deer Valley East ski resort village, custom home lots in SkyRidge, Soaring Hawk & Golden Eagle , luxury townhomes such as Shoreline, Deer Waters & Klaim, prestigious golf communities such as Tuhaye and the sought after area of Hideout. The Jordanelle area is incredibly desirable due to its proximity to Park City, world class skiing and highway I-80, as well as its abundance of recreation opportunities including multiple trails, and summer water sports on the reservoir.
The charming and rural Heber Valley has grown substantially in recent years. With median pricing below that of Park City, this area is a more affordable option for many, and a sizable percentage of the population commutes to Park City, Provo, and Salt Lake City.
This bucolic open valley is the seat of Wasatch County and lies only 25 miles south of Park City. It includes the towns of Heber City, Midway, Charleston and Daniel.
Towering in the backdrop is the majestic Mt. Timpanogos on its southwestern edge. To the north is the beautiful and lively Jordanelle Reservoir and Deer Creek Reservoir to the south which are connected by picturesque, windy Provo River. The Provo River is a world renowned blue-ribbon fly-fishing destination. Possibly the best part of the Valley and the Wasatch Back is the 2,000,000-acre Uinta Mountains which lie to the east and south of the Heber Valley.
Heber City is home to 54 holes of public golf, the 22,000-acre Wasatch Mountain State Park, six public schools, numerous private and charter academies, four grocery stores, and a combination of national and local retailers. Highway 40/189 cuts through the city and is the commercial hub and leads to the Jordanelle Reservoir and Park City.
The charming historic town of Midway occupies the western side of the Heber Valley. This quaint and rural small town is perfectly nestled into the mountains. Originally settled by a large Swiss population, the town’s architecture reflects this heritage. The lovely Main Street area offers a quaint collection of restaurants, both fine dining and casual, as well as numerous boutiques.
Majestic Timpanogos views provide the backdrop for notable locals like the Homestead Resort, Heber Valley Cheese, Blue Boar Inn, Soldier Hollow and Wasatch Mountain State Park. Notable neighborhoods in the area include Dutch Fields, Interlaken, Snake Creek, River Meadows Ranch, The Hamlet, Valais and Zermatt Village.
This premiere 2,000 acre golf community has nearly 300 homes completed and over 100 more in process surrounding their Jack Nicklaus Signature golf course. It also boasts a Jim McLean Golf School and practice facility, a Cliff Drysdale Tennis School, a fitness club, 2 pools and hot tubs. Social and golf memberships available.
Timber Lakes Estates is located approximately seven miles east of Heber City in Lake Creek Canyon. Timber Lakes is a recreational/residential development that was established in 1971 and is comprised of 1,537 lots spread out over nearly 16,000 acres.
Daniel is located just to the south of Heber and Midway between highway 40 and highway 189. This handsome small town sits on some beautiful property leading up to the mountains that tower over the area.
Wallsburg is a beautiful city that’s hidden away in the Wasatch Mountain Range. The lush fields of Wallsburg maintain a beautiful green color due to its creeks that run through the area allowing for vibrant colors with large mountainous backdrops.

As Park City grows and prices increase, we are seeing a trend of people moving to the surrounding towns including those that comprise the Kamas Valley.
In Park City, you’re in the mountains. In Kamas, you’re in the valley looking up at the mountains. Views of the Wasatch, Mount Timpanogos, Box Elder and Hoyt’s Peak make for stunning scenery by day and photo-worthy sunsets by night.
Included are the towns of Kamas, Francis, Woodland, Oakley, Marion, Peoa and Samak.
Most of these are a 25-30 minute drive to Park City, 20 minutes to Heber City and 45-50 minutes to the Salt Lake International Airport. While many residents work in Kamas or Park City, the Salt Lake commute is also common. There is weekday bus service to and from Park City. Traffic is never an issue, although you may notice an uptick in the warm months.
Each of these small towns exudes its own unique characteristics. The Kamas Valley is traditionally a ranching community with expansive valley views of the Wasatch range.
Known as the Gateway to the Uintas, one can head up Weber Canyon from Oakley, up Mirror Lake Highway from Kamas/Samak, and up Wolf Creek Pass from Francis/Woodland. The Uintas are the highest mountain range in the U.S. that runs east to west. The forest contains some 500 lakes as well as the highest peak in Utah, King’s Peak at 13,528 ft. Recreation enthusiasts enjoy hiking, horseback riding, paddling, fishing, hunting, off roading, cross-country skiing, snowshoeing and snowmobiling in these mountains.
The difference in perspective goes beyond the views, as Kamas seems to have the collective desire to remain a small town. At a recent Kamas Valley Business Association Meeting, the slogan on the whiteboard was “We are not Park City”. If you’re considering a move out this way, don’t expect change to happen as quickly as it has in Park City. That’s not a bad thing, because from ranching to horses and outdoor recreation, Kamas has a personality all its own.
Down in the valley, recreational opportunities abound. Hiking and mountain biking trails can be found in Oakley, at High Star Ranch, and at the Jordanelle Rock Cliff entrance. The South Summit Trails Foundation is the valley’s equivalent of Park City’s Mountain Trails Foundation. The valley is home to some of the best road biking routes around. There are several parks dotting the valley, with Peoa, Oakley, Kamas and Francis also boasting rodeo grounds.
The Kamas valley is home to people who want a “smaller town” atmosphere, more space, or a more affordable alternative than Park City. With this higher demand, prices have increased in recent years.

Bordering Park City is the tiny town of Wanship. This rural area is beautiful and offers one the opportunity to spread out over more land in some magical mountain communities such as Tollgate Canyon and Rockport Estates / Ranches. In these communities you will exerpience dirt roads, abundant wildlife and often stunning views. This area is home to the beloved High West Distillery as well as the stunning, exclusive Blue Sky Resort.
The next town off interstate 80 is Coalville. This sleepy farm town offers space and tranquillity, minutes to Park City. Nestled in rolling hills, there are opportunies to purchase large parcels of land for a farm or estate. The new master planned community called Wohali is under construction. This will be an exclusive, gated golf community which will surely help increase property value in the area. It is also sure to encourgae further development, investment and infrastructure.
